In April 2026 Manchester City Council rents will increase by 4.8%.
This increase follows the national social rent policy and includes a 1% uplift that will help us continue investing in the things that matter most to you, maintaining decent homes.
Without the increase we would be unable to meet the rising cost of improving fire safety, tackling damp and mould, delivering services and investing in new homes.
Manchester City Council rents are the most affordable in the city but we understand that the increase will make things difficult for some residents.
