Awaab’s Law – What It Means for You

On 25th June 2025, we held a Resident Voice Group session focused on damp and mould and the upcoming Awaab’s Law.

We’re grateful for the feedback and are forming a dedicated resident group to support this work.

What is Awaab’s Law?

From 27 October 2025, social landlords must address:

  • Emergency hazards and damp/mould risks within fixed timeframes.

In 2026, this will expand to include:

  • Excess cold/heat
  • Fall risks (stairs, baths, etc.)
  • Structural collapse, fire, electrical hazards
  • Hygiene and food safety

In 2027, it will cover all remaining HHSRS hazards (except overcrowding).

Note: Awaab’s Law does not apply to long leaseholds, owner-occupied homes, or shared ownership.

What’s Next?

We launched our internal Awaab’s Law Working Group on 3rd July 2025 to:

  1. Collaborate across services – Repairs, Maintenance, Housing, and more.
  2. Share accountability – Each department is represented and responsible.
  3. Focus on residents – Ensuring timely, effective responses to hazards.
